what’s up everybody this is vici welcome to another video I wanted to make a video today regarding mistakes that I’ve made and that you must avoid being a new real estate agent or business person okay this question gets asked frequently I’ve made videos in the past but I want to make a new one from a new perspective just so you guys can go out there and you know what to avoid and what to latch on to to become successful alright and I want to note that I’m wearing a white dress shirt I never wear a white dress shirt so enjoy number one mistake I made and you must avoid is neglecting your database I did work my database a little bit of my first year however when I really look back and analyze honestly I did not work it anywhere near to the level that I could have and a lot of you are still running on this thought that oh I’m new they’re not gonna want to work with me look even if that is the case there’s ways of figuring it out so instead of focusing on that issue figure out a solution which would mean you have a mentor with you you work with an agent and you split the deal period that’s it stop overthinking it stop being a victim period but you work your database if you don’t do that you’re shooting yourself in the foot because any top producer has built sustain and continues to work a large profitable database that helps run their business 30 40 50 % of their transactions a year after year come from their database so figure it out work your database stop being scared and commit to it alright that’s message number one message number two and this one is gonna require a little bit of thought and analyzing modeling what you want to do this is a mistake based on the status quo now I didn’t really do that but there was bits and pieces that I did follow the status quo what do I mean by the status quo well well you’re a new agent you can’t get listings focus on buyers oh well you know you can’t door knock on cold call you just have to do open houses so you get used to the business oh you have to do floor time because you know prospecting no one’s gonna want to work with you because you’re new et cetera et cetera et cetera you know what I mean by status quo status quo is what the average agents doing that leads to them doing two three four deals a year being broke being miserable and being another statistic of failure or the laughingstock of society okay that’s the status quo not follow that right if I can think of maybe an example that I did probably not getting a transaction coordinator right away because they told me well you’re new you don’t need a transaction coordinator uh-huh you need to leverage immediately guys you need to figure out what your high sink or producing activities are for you which is prospecting and going on appointments and that’s it everything else as quick as possible you begin to leverage I’m not saying grow a team and and get an assistant right away but you get what I’m saying you pick up the book millionaire real estate agent and you model your business after that all right number three not really a mistake that I made but a mistake that most people do is they want to get away from prospecting right and and building their skills and I can tell you that’s the biggest way to fail out of this business because no matter what you do whether you prospect whether you pay for marketing you go to open houses at the end of the day you need to have a communication directly with the client face-to-face – over the phone and most of the time both and if you don’t have the skills to convert them I don’t care how many leads you have coming in you’re gonna piss them away because you don’t know what to say and how to say additionally the skills that you build in conjunction with doing the work like role playing and practicing right which is tied to this this principle will give you the confidence but before that the competence to operate as a successful realtor meaning you know what to say you know the dialogues you understand that by role playing and then also committing to learning the process of escrow and everything else that you will be confident whether you’re 18 getting into the business or you’re 50 years old or anywhere in between it does not matter you have to commit to that all right I see too many people trying to skip it and even on this video I’m hearing to you I’m gonna get comments like well what if I dot look stop being a little bitch straight up skills are gonna help you with more than just the transaction these skills are life skills ladies and gentlemen okay if you’re a business person if you’re in sales if you’re going to go out there and communicate with the world these skills are vital for you to have okay so what do we have so far number one is neglecting your database big mistake number two is following the status quo so make sure that you follow people like me and other individuals or teams that are crushing it model after that all right that’s what you want to do you don’t want to follow the status quo B’s and you’re gonna get status quo results if you model mediocrity you’re gonna get mediocrity if you model excellence you’re gonna have excellence right number three is the skill building and becoming an expert in your field right we can encompass it with that number four is now that you are going to a model after these people you model it exactly if there’s ten steps to their model it’s all ten steps not one not two not five not eight not nine you model everything exactly as it’s given to you that is another mistake I see people as they will maybe buy into a system that’s successful or they’ll follow somebody like me but they want to be picky and choosey about what they follow like well I don’t like the door knocking I don’t like that cold calling but I’m gonna do the videos that he doesn’t social media uh-huh if I give you a model if another coach do you go with gives you a model whatever happens you take that model and you follow it exactly because I can tell you following one two five eight things out of ten is the same as following none because that model is there for a reason and it’s made in a specific sequence with all those steps for a reason okay it may be scary may be daunting because all those 10 steps you like oh my god like that’s a lot it’s gonna require a lot of skill okay good because it makes you dance on the edge of comfort right at the edge of your comfort zone and that’s where all the growth happens so whatever model that you pick and choose I don’t care which one it is you follow it to the T if it’s ten steps 100 steps three steps you follow it all and you do it exactly all right number four so I guess this would be number five right is believing your doubts and letting your own mind in people’s opinions and get the best of you okay this is gonna be a recurring theme everywhere in your life but I want to comment on it because now that you’re doing this let’s let’s take a step outside of your look at this the majority of people ladies and gentlemen we’re gonna give you advice on this journey of real estate and it happened to me too are coming from a perspective even if it’s other agents right they’re coming from a perspective of not knowing where you want to go and what it’s like to be there case in point people around you hey don’t do it it’s risky are you sure it’s gonna work other agents who are mediocre well I don’t know because if you’re coming in this game you’re saying I want to be like DC I want to be like so-and-so who’s doing well I want to sell 20 30 50 100 homes a year nobody giving you that advice that’s critiquing you and that’s negative is coming from the perspective of actually having done that if you talk to any person who’s doing 50 75 100 deals or they’re anywhere where you want to go like I did they’re gonna do nothing but encourage you but the balance is tipped in the opposite because one person’s giving you the perspective of you can do it and the steps but everybody else is telling you you can so of course you’re gonna want to drift towards the majority a big mistake because guess what the one or two or three or four people who are giving you the advice are coming from a personal perspective of having done it and having gone through the trenches so our criticism our advice is valid everyone else’s is invalid alright but where they’re gonna try to counter this argument with as well you know even if I’m not intelligent and I am NOT a math whiz but I tell you two plus two equals four it doesn’t matter because you know I’m giving you correct information they’re idiots okay only accept the criticism and advice from somebody who is a valid source my parents trying to give me advice on real estate I know you’re watching this Mom and Dad I’m not gonna listen to you straight-up because you don’t know what you’re talking about okay do you want to give me advice on parenting cool you’ve been a parent with me and my other brothers that makes sense to listen to you right and at the same time that people who do give you these criticisms make sure that they’re qualified look at what they’ve done okay and lastly and I’ll wrap it up with this is and I’ve heard this from every mentor right being new is you need to embrace the emotions the up and downs that you’re gonna feel in your head and failure because it’s part of the process guys think about you walking as a baby you fell a million times before you started walking think about swimming and how difficult that was riding a bike and falling and scraping your knee anything that you became good at required a process of failure and learning and getting back up on your feet and real estate is gonna be the same thing but suddenly when we get into real estate everybody wants to avoid it and make it all rainbows and sunshine newsflash all of you who are joining real estate you are gonna fail you were gonna trip you’re gonna cry you’re gonna fall you’re gonna get up get knocked down again you’re gonna be getting up again and you’re gonna get punched in the face it’s gonna happen embrace it because if you don’t it’s gonna chew you up and spit you out like the other 87% of agents who fail within a year or two so my ending statement to you is gonna be are you gonna be successful and commit to all this everything that I said here in the process right and their journey or you’re gonna become another statistic like everybody else who gets in and fails immediately okay all I knew with that all right make sure you guys like the video
